In simple terms, the southern part of Broward County is just as close to downtown Miami as the western and southern areas of Miami itself. What's interesting is that houses cost about the same in both places. But, many folks choose to buy homes in South Broward because they can get into nice, newer gated communities and have access to really good schools, and a family-oriented environment which might be harder to find in Miami for the same price. 

Plus, the distance to downtown Miami is pretty much the same, making it a valid option to commute to Miami for work or pleasure. Because of this, some people living in South Broward even say they "live in Miami" because it feels so connected and similar, especially when it comes to going to work or enjoying all Miami has to offer.

If you’re looking for a new construction townhome or even a few Single-Family home in a gated community, you are in the right price range. You will find options in West Kendall, Kendall, and Sweetwater on the west side of Miami. Cutler Bay in the south. And towards the north of Miami (and the South of Broward) you can find Gated communities in this price point in Doral, Miami-Lakes, Pembroke Pines, Miramar, and Plantation. 

Good to know: This price point is extremely competitive here in Miami, even during slow markets these homes will often receive multiple offers and sell in a matter of a few days, despite the home’s condition.
